About Us:

Stony Hill Village, located in the heart of Granby, Connecticut, at 259 Salmon Brook Street, comprises 49 efficiencies and one-bedroom apartments for low-income seniors. Established by a local non-profit called Granby Homes for Senior Citizens Inc. (GHSC) over 50 years ago, the community provides affordable alternatives for seniors to live and retire in the community. Today, 40 units are rented to seniors or disabled residents through the USDA Rural Assistance program, which subsidizes up to 70% of the rental cost. The remaining 9 units are non-subsidized units. Rent includes two laundry facilities, parking, snow plowing, grounds maintenance, and all-electric utilities.

DESIGN AND FEATURES

Stony Hill Village offers one-bedroom and studio apartments. The community’s design reflects the small-town rural atmosphere of Granby while also meeting modern standards of comfort and accessibility. Many affordable housing developments in Connecticut, including Stony Hill Village, are designed to blend in with their surrounding environment, keeping the area’s historic and scenic character intact while providing the necessary infrastructure for residents.

FORMATION AND DEVELOPMENT OF STONY HILL VILLAGE AFFORDABLE HOUSING

Stony Hill Village was initially developed as an affordable housing community for low-income seniors. What were formerly corn fields were donated to a newly established non-profit organization called Granby Homes for Senior Citizens Inc., which developed the community in two phases. Phase 1 comprises the Community Center and Buildings A – E. Phase 2, built a little over 30 years ago, comprises Building G – I. The U.S. Department of Agriculture secured a mortgage to build the community over 50 years ago.

MISSION AND PURPOSE

The primary mission of Stony Hill Village’s affordable housing community is to provide accessible housing for individuals and 2-member families who are seniors (age 62+) or persons with disabilities, who might otherwise struggle to find affordable living spaces in the area. This development supports Granby’s commitment to maintaining a diverse, inclusive community where people of all income levels can live, work, and contribute to the local economy.
